Condo Renovations
Toronto.
Renovating a condo is not like renovating a house. Building management approval, elevator logistics, noise restrictions, and waterproofing that protects the unit below — we deal with all of it every week.

What we build
Condo renovations come with a layer of complexity that most contractors are not set up for.
Before a single tool comes out, there is a building management application to submit, insurance certificates to provide, elevator access to book, approved work hours to confirm, and floor protection requirements to meet. We have done this in buildings across downtown Toronto, Midtown, North York, Etobicoke, and Mississauga. The renovation itself — certified waterproofing, premium tile, quality cabinetry, proper finishing — is exactly the same standard we bring to every project. The difference is knowing how to get it done inside a building with its own rules, on a schedule that accounts for noise restrictions and elevator availability.

Which Condo Renovation Do You Need?
Condo renovations cover a wide range of scope. A single bathroom, a kitchen and bath package, a full unit gut, or a targeted pre-sale refresh. The right project depends on your goals and how long you plan to stay.
Everything comes out. Kitchen, bathroom, flooring, sometimes walls. A complete transformation from bare concrete to finished. Most common in investor-owned condos and high-end pre-sale renovations.
The two rooms that drive condo value, done together in one project. One building approval, one elevator booking, one schedule. The most cost-effective way to transform a condo.
Just the bathroom or just the kitchen. We handle building management for single-room condo projects exactly as we would for a full renovation. Same quality, same process.
Selling in 6 to 12 months. New flooring, bathroom tile, and kitchen hardware often deliver the best return per dollar. We tell you honestly what is worth doing for your specific unit.

What's Included in a Condo Renovation
Everything a standard renovation includes, plus all the building-specific logistics handled by us. You do not deal with management — we do.
Book a Free ConsultationWe submit the renovation application, provide proof of insurance, book elevator access for materials and debris, confirm approved work hours, and comply with all building-specific requirements before any work begins. This is often the most stressful part of a condo renovation for the owner — we handle all of it as a standard part of every project. No extra charge.
All demolition with full floor protection throughout the unit and corridor. Certified Wedi Pro waterproofing on every wet surface in the bathroom — walls, floor, and shower pan. Condo waterproofing failures damage the unit below and create liability. We do not cut corners here and back our waterproofing with a written warranty.
Kitchen cabinetry, countertops, backsplash, and appliance connections. Bathroom tile, shower build, vanity, and fixtures. Flooring throughout. Paint and all finishing work. Every trade coordinated by us — plumber, electrician, tile setter, cabinet installer — so the project runs as one cohesive build rather than a series of independent contractors who never talk to each other.
All plumbing connections within the unit. Electrical for outlets, lighting, and appliance circuits. Any required City of Toronto building permits applied for and managed by us. We work within the constraints of the unit's stack location and building-approved plumbing configurations — and we tell you honestly during the consultation what is and is not feasible before you commit to anything.

How we work
From First Call to Final Walkthrough
Condo renovations take longer than equivalent house projects because building restrictions on work hours reduce the hours available per day. A renovation that would take 3 weeks in a house can take 4–5 weeks in a condo. We factor this in from the start so the timeline we give you is the timeline we keep.
Book a Free ConsultationWe come to your unit, walk the space, assess building requirements, and give you a detailed written quote. We also let you know what the building management application process looks like for your specific building so there are no surprises.
We submit the building renovation application and handle all back-and-forth with management. While that is in progress, we build the 3D design and lock in all materials — cabinets, tile, countertops, fixtures — so everything is ordered before demo day.
Demolition with full corridor and floor protection. Waterproofing, tile, cabinetry, countertops, flooring, plumbing, electrical, and all finishing work. Work scheduled within building-approved hours. Elevator booked in advance for material and debris days. Owner on site throughout.
Full walkthrough of every detail together. Any outstanding items resolved before we call the project complete. Written warranty handed over. Building management notified that the renovation is complete and the elevator is released.

Most Requested Features in Toronto Condo Renovations
The upgrades that make the biggest difference to daily living and resale value in a Toronto condo — based on 15 years of projects across the city.
The single most requested upgrade in Toronto condo bathrooms. Properly sloped curbless floor, certified waterproofing, frameless glass. Dramatically improves the feel of the space and is achievable in most condo configurations.
24x48" or larger porcelain on bathroom walls and floors, continuing into the kitchen backsplash if specified. Fewer grout lines, less visual noise, and a spa-hotel look that makes a compact condo feel intentionally designed.
Waterfall island or standard countertop edge, engineered quartz in a colour that ties the kitchen and bathroom together. Non-porous, no sealing, and significantly more durable than the laminate that ships in most Toronto condos at construction.
Wall-mounted vanity in the bathroom and handle-free push-to-open cabinetry in the kitchen. Both create more visual space and give the unit the premium finish that separates a renovated condo from an unmodified one on a listing sheet.
100% waterproof, compatible with condo concrete subfloors, and available in wide-plank oak looks that photograph well for listings. The most practical flooring choice for Toronto condos — significantly better than the laminate most units ship with.
Electric radiant heating installs under bathroom tile with no structural changes — fully compatible with condo construction. The area is compact enough that the cost is modest and the daily comfort difference is significant. One of the most requested upgrades we do in condo bathrooms.
Honest pricing
How Much Does a Condo Renovation Cost in Toronto?
Condo renovation costs in Toronto depend on unit size, the number of rooms in scope, finish level, and whether any layout changes or plumbing moves are involved. Building management logistics are included in our pricing — not added as a separate line item.
The most cost-effective condo renovation strategy is usually the kitchen and bathroom package — one building approval, one elevator booking, one project, two rooms transformed.

Client video review • Mississauga
I rely on Chris, his team, and his partners to complete major upgrades and maintenance projects. They have taken care of my downtown condo and recently rebuilt the interiors of a 50-year-old house. They are professional, reliable, and thorough. I would not hesitate to recommend them.
Chris renovated my entire kitchen and powder room and also painted my entire condo. It is immaculate. They were friendly, professional, and very good at what they did. I was very happy with their work and would recommend them to everyone.
Starting with a realistic estimate with clear goals and thorough description of work, through to quality that was exemplary. The worksite was extremely clean throughout. We have used their services more than once.
Common questions
Condo Renovation FAQ — Toronto
A single bathroom renovation runs $25,000–$45,000. A kitchen renovation runs $35,000–$65,000. A kitchen and bathroom package done together typically costs $55,000–$90,000 — more cost-effective than doing them separately. A full unit gut renovation runs $80,000–$150,000 or more depending on unit size and finish level. Building management coordination is included in all our pricing at no extra charge.
Yes. Most Toronto condo buildings require a renovation application, written approval from management, and proof of contractor insurance before any work begins. Requirements vary by building but typically include approved work hours (usually 8am–5pm weekdays only), elevator booking for materials and debris, floor protection in corridors, and sometimes a refundable damage deposit. We handle all of this as a standard part of every project.
A bathroom renovation takes 2–4 weeks. A full kitchen renovation takes 4–6 weeks. A kitchen and bathroom package takes 6–8 weeks. A full unit gut takes 10–14 weeks. Condo renovations take longer than equivalent house projects because approved work hours are restricted to weekdays and typically 8am–5pm. We build this into the schedule from day one so the timeline we give you is accurate, not optimistic.
For a single bathroom renovation, most clients stay in the unit — the bathroom is out of use for 2–4 weeks but the rest of the unit functions normally. For a full kitchen renovation or a package that includes both rooms, it is generally better to arrange temporary accommodation. A full unit gut requires vacating entirely. We give you an honest assessment of what is practical for your specific scope during the consultation.
Generally yes — but the right scope matters. A full gut renovation is not always the best use of pre-sale dollars. In many cases, new flooring, a bathroom tile refresh, and updated kitchen hardware deliver the visual impact buyers notice at a fraction of the cost of a full renovation. We assess what makes sense for your specific unit, building, and listing price during the free consultation — and we give you an honest answer, not an upsell.
It depends on the building and your unit's drain stack location. In some condos the stack severely limits what can be moved without major cost and building approval complications. In others, modest plumbing relocation is straightforward. We assess this honestly during your free consultation and tell you exactly what is and is not feasible in your specific unit before you commit to anything.
